Beyond Offsite: Why the Future of Construction Runs on Configurators — and Agents
For years, the U.S. construction conversation has revolved around methods. Factory-built housing. Modular pods. Panelized walls. Volumetric units craned into place. Offsite construction has earned its reputation as the future — and with good reason. It slashes timelines, reduces waste, and makes quality more predictable.
But at the Center for Offsite Construction (CfOC), we see that future as only half-built.
The missing half isn’t just a missing interface standard or legal framework. It culminates in the digital infrastructure to make the entire process (from schematic design to product ordering) fluid. We believe the next leap forward isn’t just offsite construction methods, but software that move with the combined speed of the best e-commerce experiences and the intelligence of tomorrow’s AI agents.
Configurators Are Already Eating Soft Costs
Over 90% of US buildings are delivered without stamped drawings. This is a discussion about non-architect-led projects.
The concept is simple: a configurator lets you (or your AI agent) collage Configure-to-Order (CTO) products and specify a complex product in minutes, not weeks. If you’ve ever ordered a custom laptop online, you’ve used one. In construction, configurators could let you select, size, and place a bathroom pod, then see its exact cost, delivery date, and installation requirements — all before planners have left the design phase.
The Web 2.0 configurators already being developed [1] [2] [3] today will deliver big gains. They:
- Eliminate repetitive back-and-forth between designers, manufacturers, and contractors.
- Reduce errors by embedding product constraints into the design tool.
- Give clients real-time visibility into cost and schedule implications.
But these gains are still capped by the limits of human-driven clicks, searches, and menu selections. The future is moving fast — and it’s conversational.
From Clicks to Conversations: The Agent-Based Leap
In the CfOC’s view, tomorrow’s construction professionals won’t begin with a search bar. They’ll begin with an AI agent.
Shortly, anyone will tell an agent, “Lay out a four-over-one podium apartment with twenty-four units along a double-loaded corridor, each with a Type-B accessible bathroom pod, all compliant with the New York State code.” Within seconds, the agent:
- Pulls from an updated library of compliant pods, panels, and structural systems (with their rule-based interfaces).
- Generates multiple floor plan options (based on past projects, or human preferences).
- Run calculations on MEP loads (based on site information, building size, and product performance data sheets).
- Prepares a preliminary permit set.
- Outputs a coordinated procurement schedule with manufacturer-confirmed lead times.
That’s the trajectory already visible in other industries — and the CfOC works every day to bring that trajectory into construction.
Building for the Next Medium
Web 2.0 e-commerce platforms with clean menus and responsive design are not going to be as common in 5 years. The CfOC is building the market infrastructure for tomorrow’s medium: agent-based tools that will replace much of today’s clicking and dragging with natural language prompts and adaptive decision-making.
That means:
- Data legible to machines — so agents can understand product attributes without human translation.
- Interface standards — so components from multiple manufacturers can be mixed, matched, and validated on the fly.
- Integration hooks — so configurators can plug into permitting systems, BIM platforms, and contractor scheduling tools.
The CfOC–ICC 1220 Modular Interface Standard is one cornerstone of this effort. It creates the infrastructure for CTO marketplaces by defining how products like pods, panels, and assemblies “speak” to both human designers and AI agents. It’s not just a catalog — it’s a common language. Like an API.
A Platform for All, Not Just One Brand
Just as importantly, this isn’t about building one company’s walled garden. Our work is focused on shared infrastructure that makes a competitive, open marketplace possible.
We’ve seen what happens when an industry adopts open standards: innovation accelerates. Multiple vendors can compete on quality, speed, and cost without each having to reinvent the digital plumbing. That’s the path we want for construction — not a future where every manufacturer’s configurator is an isolated island.
How this Will Unfold
The near-term roadmap looks something like this:
- Modern configurators — Web-based tools that bring real product data into live design environments.
- Hybrid workflows — where human designers and early-stage AI agents collaborate, with humans validating agent outputs.
- Full agent-based systems — where agents handle 80–90% of design, specification, and procurement steps autonomously, with humans acting as high-level directors and validators.
Each stage reduces the latency between idea and execution in one medium (ecommerce works differently than plumbing). Each stage also changes the role of the architect, the builder, and the product manufacturer — freeing them from tedious, repetitive tasks and allowing them to focus on higher-order problem-solving.

Our conviction is simple: Offsite construction will only reach its full potential when paired with software that makes configuration instantaneous, accurate, and universally accessible. Without that, even the best modular systems will continue to remain locked in slow, fragmented processes. And our community's affordable housing solutions get worse.
